Tree Bubbler B programs removed. All new tree zone back on regular runs. All on automatic. Standpipes lowered throughout community. Clocks adjusted for time change, starts, and duration.

Wire tracked Clock B zone 4 wire short. Valve ended up being located on the SE corner of building 1 under the shrubs. Excavated and replaced solenoid. Back on automatic. Also found additional valve on that corner that runs South of building 1 on opposite side of street.

Excavated and repaired 2 of 3 lateral line breaks under trees North of building 23 in Jasmine. These breaks were flooding parking when running. 1 remains.

Excavated and cut roots away from supply line break building 19 pool side. 1″ fitting broken from tree roots causing bind at T.

Excavated & replaced 2 broken heads in front of building 6. Zone 19 intermittent short to ground. Valve not visible. Wire tracked from clock. Valve is located under heavy shrubs NE corner of building 6. Scheduled for service 8/29. Also pumped water out of valve put at building 31. This valve is leaking at the solenoid and stem from age. Also scheduled for replacement 8/29.

Repaired 2 broken spray heads in Siena Park East & West easements. Mature Oak tree roots crushed adapters on 1″ line. Break by dog station corner of building 23. large break at building 8.

Repaired break at unit 722 building 31 from lawn service. Additional broken heads, nozzles on Clock A zones 16 & 17 clubhouse. Excavated and repaired 2 broken heads building 17 and lateral line & 3 broken heads from mower at building 28.

Replaced 2 additional heads at clubhouse not popping up. As directed, reprogrammed Waterside zones Clock B & C to run only twice per week. Repaired lateral line and broken head behind building 9.

Repaired broken lateral line and spray head behind building 31 again. Relocated further inside island and off edge. Repaired 2 broken spray heads at building 1 stop sign damaged from cars. Had to replaced fittings and convert to flex. Began troubleshooting wire short Clock A zone 4. Valve is buried and missing.

Work performed Friday June 13, 2025
Completed supply line break under Oak tree at building 47. Rerouted around tree roots and replaced lines, T, & head. Zone returned to automatic.
Repaired multiple broken heads and nozzles in front of buildings 17,22, 28, & 29. Several broken down on fittings requiring head replacement and new fittings. Several nozzles damaged from lawn equipment.
Confirmed again correct coverage and operation of bubbler and spray heads on new tree behind building 16. This is zone 15 on clock A. Not on clock B.
Confirmed again new head operation at entrance sign and Pentas. Runs on zone 8 clock A.
Work performed Friday June 5, 2025
Continued excavation and tree roots on 2 large breaks at pool area, clock B zone 7. Breaks are intertwined with electrical conduit (3) and the breaks sit under a large tree root and the conduits. Need to bring a chainsaw back out. Zone 7 is turned off.
Also worked a large break under a tree at building 47 leaking on sidewalk. Also will need a chainsaw.

Repairs completed Friday May 30, 2025
Repaired, replaced (3) additional heads hit by lawn service in front of clubhouse. Replaced faulty solenoid on clock A zone 2/12 on doubler. (Wouldn’t ohm.) Checked and opened all shrub bubblers on pots in pool area. They had been throttled closed by others. All are back on and watering pots. Started digging down on supply line break under electrical conduit and tree roots at pool equipment. There are 2 supply line breaks in this area one at pool equipment and one outside the fence under the tree.

Sprinkler Repair and PVC line work completed Friday May 23, 2025
Worked Clock A. Replaced 2 heads along front fence bleeding off pressure. Converted 1 head to rotor for improved coverage. Ran new PVC line, flex, and installed new spray head at Pentas bed in front of sign. Added 10 half nozzle for coverage. Repaired broken head at clubhouse front bench. Excavated and repaired broken lateral line under tree roots behind office.

(2) heads and drip hit my mowers at clubhouse. Breaks behind building 31, and 28, another break in easement building 31, and break at building 1. Repaired 3/12/25
Sprinkler Repair Work (Misc.) Completed 2/14/25
Multiple sprinkler breaks damaged from lawn equipment and vehicles. Dispatched to repair these breaks by Property Manager. Broken head behind building 45 had been stepped on and was broken down at the fitting under the tree. Two broken heads at building 47 both had the nozzles cut off and were not repairable. Also in tree roots both had to be replaced. Broken head behind building 30 was actually behind building 31 in the parking island. We have fixed that head 2 other times. It was crushed from evidently vehicles driving through the grass. We relocated it another 3 foot off the edge and replaced it.
5 Remaining Main Line Breaks Completed 1/31/25
5 remaining Main Line Breaks under Oak trees excavated, roots cut, and main PVC pipe leaks repaired. There were 3 breaks on Easements adjacent pool and clubhouse, the 4th at building 23 and the 5th at building 6. All completed.
Main and Lateral Line Breaks Under Mature Oaks
We have excavated and used chainsaws to dig and cut down to multiple large mainline breaks created by the mature Oak trees throughout the community. The large break directly under the Oak tree and under the asphalt behind building 44 and 45 is repaired. We had excavate North and basically reroute the water around that particular Oak tree. There were at 6 large breaks under Oak trees along main entrance and exit driveways as well as near the clubhouse and pool. Many of these leaks were contributing to the low pressure scenarios we had on the driveway zones. The bulk of all these breaks and leaks are repaired and back on automatic. As of 12-15-25 there are only 5 large breaks remaining under the Oak trees within the community. A proposal to make these remaining repairs has been submitted to the management office.
Worn Out Heads, Leaning Heads, and Heads that need Raising for Coverage
We’ve done quite a bit of head replacement and retrofitting for coverage. The community was built using “funny pipe” which most likely was the result of value engineering during construction. Anytime we have to go all the way back to the fitting to make a repair, we convert it to flex pipe. Flex pipe is superior and a better fix. Also the property was built out using Hunter SRS heads which are no longer available. When these heads fail the gear in the bottom of them will slip and allow the stem to spin when the water pressure first kicks on. That’s why we find old worn out heads spun around spraying sidewalks and cars. Many of the zones have been gone through and now have good coverage. But several zones remain to be worked. There are proposals pending to complete this remaining work submitted to the management office.
Multiple Valves Replaced
Multiple failing irrigation zone valves throughout the community have been located, excavated, repaired, or replaced. Valve replacement locations include buildings, 2,12, 13, 33, 34, 7, 20, 21, 15, 30, 32, 44, 45, and 47 (2). All valves listed are repaired or replaced and back on automatic. We believe there are two remaining unaccounted for valves on the South perimeter from the dumpster West to the stop sign at building 5. This, because we have never seen it run, but there is evidence of tree bubblers along the wood line. There is a proposal to locate, repair, and bring these last two valves back on automatic submitted to the management office.
Building 47 Leaking Main & Valves
Behind Building 47 we discovered 2 valves, a T, and a quick connect all leaking on the main junction. It was deep under the Jasmine along the sidewalk on East side. The male adapters were leaking as well. We excavated and cut the tree roots away to make the repairs. Completed and back on automatic.
Buildings 15,17,18 Interior Courtyard
This entire courtyard never ran, never came on from any clock. Valves were missing almost like it was abandoned. After considerable investigation we figured out it was actually 2 zones. One of the zones had a ball valve running back from building 21 that had it cut off. The other zone valve (which was bad) was in front of building 15. We had to excavate down and use metal fish tapes to run into the mainlines. Then we used our underground wire trackers to track the mainline back to the valve. We dug up the valve, replaced it, and returned entire courtyard back to automatic.
Large Mainline Leak Under West Sycamore Tree
We noticed low pressure on Clock A Zone 1. We inspected the valve which seemed to be operating correctly. After further investigation we located a large leak underneath a Sycamore tree on the West Perimeter that was leaking down instead of up. This is fairly rare for a mainline leak and may have been due to proximity to lake. We excavated down and used chainsaws to cut through the large tree roots. The Sycamore tree had broken the mainline in 3 locations which we repaired. Repaired and back on automatic.
Large Mainline South of Building 2
This mainline break was a large 6″ mainline not far off the meter. Some of the highest pressure in the entire community is at this 6″ junction. It was a junction that started to leak not long after we arrived on site. It was underneath the concrete sidewalk which we had to demo was about 5 feet down under the ground. It appeared to have been fixed before and the junction fittings were not square and the T was in a bind. This pressure over time caused the T to rupture and begin leaking. Worth noting too there is no pipe going South from this location. It actually fastens to the sleeve under the road. So the water going South is in the sleeve going South.
